Air conditioning system
Chilled water and a refrigerated
environment with radiant ceiling technology. This system
proportionate an air movement without chain, noise, and without
air jets on the occupants of the office. The heat is absorbed using
direct radiation, allowing for an independent function of cooling
and ventilation. The air movement is minimum; practically
eliminating contaminations. The temperature control is done
by independent zones. Each floor will have x zones, and the
temperatures can be controlled by each zone user.
Vertical Transportation System
Having six elevators, being
one of emergency with separate access THYSSENKRUPP, with
a
velocity of 150 m/min and capacity of 16 persons, 2.645 lbs each.
The elevators are monitored by traffic management software.
Fire protection system
Fire prevention system on every floor,
each including hydrants, portable extinguishers, sprinkler system,
smoke detectors, two pressurized stair wells. Every system will be
monitored by a central control and building automation, 24 hours,
seven days a week.
Emergency power supply
Provided by two generators, each
with a capacity of 450 KVA, for equipment and installations in
common area. There will also be installed the infrastructure for an
emergency power system of until 700 KVA for the tenant areas.
Building control system
Computerized system, operating 24/7,
which will control and monitor functions for the following
installations: air conditioning, common area energy, elevators,
pumps. Electrical panels, fire fighting equipment and fire
prevention, CCTV, access control of occupants
and visitors.
Communication System
Program that works as an interface for
every communication system available, creating innumerable
technology facilities, and generating great benefits for your
company (fixed telephone, cell phone, e-mail and fax).
The service
will be available for the occupants, who can choose between this
system or the conventional communication and data systems.
Energy for tenant areas
The energy distribution panels and
sockets for the tenant areas are designed for a consumption load
of 60 W/square meter.

Long life florescence tube lighting
providing 500 lux as per norms.
Hydraulic Installations
Composed of one basement reservoir with a capacity of 60m3, and one roof top reservoir with a capacity for 200m3. The piping is 4”copper with extra piping for additional private bathrooms.

The width of the ramp to the underground is 6,20 m.
